Buying in South Florida doesn't always require paying entirely in cash. There are structures available for both U.S. residents and foreign buyers. We help you choose what fits.

Conventional U.S. mortgage

Florida banks and lenders offer mortgages to U.S. residents and citizens. Typical down payment of 20–30%, terms of 15 to 30 years, fixed or adjustable rate. We help you compare and prepare your file.

Developer financing

In pre-construction, many developments offer direct payment plans: a down payment and interest-free installments during construction. It's the most accessible way to get in with lower upfront capital.

Foreign national loans

Specialized lenders exist to finance foreign buyers with no U.S. residency or credit history, typically with 30–50% down. We connect you with reputable, transparent institutions.

Cash purchase with escrow

For cash transactions, we use escrow accounts that hold your funds until the conditions of the purchase agreement are met — maximum security for both parties.

Closing costs to consider

Beyond the purchase price, budget roughly 2% to 5% more for: title insurance, recording fees, the transfer tax (doc stamps, approx. 0.7% of the price), and the current year's prorated property tax. We provide an estimated breakdown before any commitment.
